Hoarding cleanup in Colorado Springs, done the quiet way
A relative's house that nobody has been inside in years. A tenant who could not keep up. A notice from the city or the HOA. We clear it without judgment, at a pace the person can stand, and we don't park a sign in the driveway.
A hoarding cleanup is a cleanout with two extra rules: the person whose things they are has a say, and the pace is set by what they can manage, not by how fast a truck can be filled. We have done enough of these to know that a crew that charges in and throws everything out does more harm than the clutter did. So the first visit is a quiet look, usually with a family member, a caseworker or a property manager, and the plan comes out of that.
We do not publish a price for hoarding cleanup because the published cost guides do not cover it, and because no two are alike. One is a packed living room and a path to the kitchen; another is every room to the ceiling with structural concerns underneath. The look is free, the written price covers the whole plan, and it is broken into visits if that is what the situation needs.
What we are and aren't
We are the hauling crew. We sort, we carry, we route usable things to donation where possible, we bag what has to be bagged, and we leave the space clear and swept. We are not a cleaning company for the bio-hazard end of this, we are not social workers, and we are not the city's code office. When a job needs any of those, we say so plainly and keep to our part. Where animals, sewage or a medical situation have been involved, a specialist remediation company has to go first, and we come after.
Notices and deadlines
Many of these calls start with a letter: the HOA, the landlord, the city. There is a date on it. Tell us the date and what the letter actually requires, and the plan is built to meet it, with a dated receipt and photographs at the end if the person issuing the notice wants proof.
Privacy
The truck is plain. The crew does not discuss the job with neighbors. What we found stays between us and the person who hired us.
What the price covers
The quiet look
Unmarked, unhurried, with the family member or manager who called. A plan and a written price for the whole thing.
The person's say
Keep decisions respected, in a keep zone, with time to change a mind. Nothing goes that was not agreed.
Sorting and bagging
Usable items routed to donation where possible; soiled material bagged in the room; sharp or hazardous things set aside and flagged.
Visits, not a blitz
One day or several, days or weeks apart, whatever the situation can take. A dated receipt and photos at the end.

What the work looks like

Questions about hoarding cleanup
Will you judge the person?
No. We have seen it before. The crew is chosen for this work because they are calm and kind, and the job is done with the person, not at them.
Can it be done in one day?
Sometimes. Often it shouldn't be. A plan over several visits is more common and usually ends better.
Does the person have to be there?
They should be, for the keep decisions, unless a guardian or a court has that authority. We take direction from whoever legally holds it.
Is the truck marked?
No. And the crew doesn't talk about the job outside the house.
What if there are animals or sewage?
Then a remediation specialist has to go in first. We'll tell you that at the look and come back after.
Can you deal with the HOA or city letter?
We can meet the date on it and give you a dated receipt and photos as proof. The letter itself is between you and them.
